About Our Client:
Our client is a prominent real estate development company based in Lagos, Nigeria, specializing in luxury residential and commercial properties. With a focus on innovative design and sustainable building practices, the company has been enhancing cityscapes across Nigeria since 2007.
Role Summary:
As a Property Manager at our client’s company, you will be responsible for overseeing and managing residential and commercial properties on behalf of property owners. You will play a key role in maximizing the value and profitability of properties, ensuring tenant satisfaction, and maintaining property assets.
Responsibilities:
- Manage and oversee the day-to-day operations of residential and commercial properties, including leasing, rent collection, maintenance, repairs, and tenant relations.
- Develop and implement leasing and marketing strategies to attract and retain tenants, maximize occupancy rates, and minimize vacancies, and conduct property tours and showings to prospective tenants.
- Screen and select tenants, negotiate lease agreements, and enforce lease terms and rental policies, and handle tenant inquiries, complaints, and disputes in a timely and professional manner.
- Coordinate with maintenance staff, contractors, and vendors to ensure that properties are well-maintained, safe, and compliant with building codes, zoning regulations, and health and safety standards.
- Conduct regular property inspections, evaluate property conditions, and identify maintenance and repair needs, and oversee property improvements, renovations, and capital projects as needed.
- Monitor property budgets, expenses, and financial performance, and prepare financial reports, budgets, and forecasts for property owners, and implement cost-saving measures and strategies to maximize property profitability.
- Develop and maintain relationships with property owners, tenants, vendors, and stakeholders, and serve as the primary point of contact for property-related matters, and represent the company at meetings, conferences, and industry events.
- Stay abreast of industry trends, market conditions, and regulatory changes affecting the real estate market, and provide insights and recommendations to management on property management strategies and best practices.
Requirements:
- Bachelor’s degree in Real Estate, Business Administration, or related field; Master’s degree or professional certification (e.g., CPM) is a plus.
- Minimum of 5 years of experience in property management, with a proven track record of successfully managing residential and/or commercial properties, preferably in the luxury real estate sector.
- Strong understanding of property management principles, practices, and processes, including leasing, maintenance, budgeting, and tenant relations.
- Proficiency in property management software such as Yardi, AppFolio, or similar tools, as well as Microsoft Office Suite.
- Excellent communication and interpersonal skills, with the ability to interact effectively with property owners, tenants, vendors, and stakeholders.
- Strong organizational and multitasking skills, with the ability to prioritize tasks, manage multiple properties simultaneously, and meet deadlines in a fast-paced environment.
- Knowledge of local real estate market trends, rental laws, and regulations, and familiarity with property management laws and practices in Nigeria.
- Valid real estate license or certification is required.
